Learn About Common Misconceptions
Myth: FACTORY-BUILT homes are built with inferior materials and construction quality is poor.
Fact: Today’s factory-built homes are built with the same materials as site-built homes, but in a controlled factory environment where quality of construction is invariably superior to what can be built in the “field”.
Myth: FACTORY-BUILT homes aren’t safe & CAN’T WITHSTAND SEVERE WEATHER.
Fact: Factory-built homes are subject to thorough inspections, including multiple third-party checks and two site inspections by Kentucky's Department of Housing, Buildings & Construction. A recent census.gov study indicated that after a decade both factory-built and site-built homes perform equally the same.
Myth: FACTORY-BUILT homes do NOt appreciate in value.
Fact: The appreciation of factory-built homes has been tracked for decades. The study concluded in 2024 after the Federal Housing Finance Agency found that factory-built homes had appreciated at the same exact rate as site-built homes for years.
Myth: The utility bills are too high.
Fact: Over 70% of the factory-built homes in Kentucky are built to the Department of Energy’s, “Efficient New Homes” program standards, representing housing’s most energy efficient standard.
The remaining 30% are built to the Energy Star standard, a standard that surpasses even the Kentucky Residential Code!
Myth: FACTORY-BUILT homes are difficult to finance.
Fact: Just like with site-built homes, you have plenty of financing options when buying a home. Most lenders offer fixed and variable rate loans. You can finance your home as personal property, on leased land, or on a private site. A growing trend is to finance both the home and land together as real property through traditional mortgages.
Myth: FACTORY-BUILT homes lack “curb appeal” and are unwanted additions to neighborhoods.
Fact: Over the past decade, the industry has evolved quickly, offering a wide range of cosmetic options. Many federal lending institutions now require ONLY site-built comparables for appraisals, reflecting the comparable quality and appearance of today’s factory-built homes.
